Terms & Conditions
These terms govern reservation requests and stays at No.1 The Hides, Titchwell, North Norfolk, England. By submitting a booking request you acknowledge that you have read and agree to be bound by them.
1. The Booking
No.1 The Hides operates a direct-booking model. Submitting a reservation request does not constitute a confirmed booking. All requests are reviewed personally by the host, and a stay is confirmed only once the host has approved the request in writing (by email). No contract exists between you and the host until that written confirmation is issued.
2. Payment
Unless otherwise agreed, the nightly rate, cleaning fee and applicable taxes are confirmed in the booking summary before you submit a request. A deposit or full balance may be requested to secure your stay; details will be set out in your confirmation email. All amounts are stated in pounds sterling (£).
3. Check-in & Check-out
Check-in is from 16:00 (flexible — early check-in available on request) and check-out is by 10:00 (late check-out available on request). Early check-in and late check-out may be available on request and are subject to availability.
4. Occupancy & House Rules
The property accommodates a maximum of 6 guests. Up to 1 well-behaved dog is permitted by prior arrangement. Parties, events and commercial photography are not permitted. The property is strictly non-smoking, including e-cigarettes. Guests are asked to respect the house and our neighbours at all times.
5. Cancellation
We operate a Moderate cancellation policy. Full refund at least 10 days before check-in. Partial refund within 10 days of check-in. In the event of a no-show or early departure, no refund will be due for the unused portion of the stay.
6. Damage & Liability
Guests are responsible for the property and its contents during their stay and will be held liable for any damage, breakage or loss caused. The host accepts no liability for personal injury, loss or damage to guests' property or vehicles, however caused. Guests are advised to arrange their own travel insurance.
7. Force Majeure
Neither party shall be liable for any failure to perform their obligations where that failure is caused by circumstances beyond their reasonable control, including but not limited to severe weather, natural events or government restriction.
8. Privacy
Any personal information you provide when making a booking request is used solely for the purpose of managing your enquiry and stay, and is not shared with third parties except where required to fulfil your booking.
